How long does scanning take by property size?

What devices are supported?
Roomio works on iPhone 13 and later, iPhone 12 Pro and iPad Pro. iPhone Pro devices with built-in LiDAR deliver the highest accuracy and are recommended for professional real estate use.
Are Roomio floor plans ANSI compliant?
Yes. For properties in the United States, our drafting team calculates square footage to the ANSI Z765 standard, which governs how above-grade finished area, ceiling heights and below-grade space are treated. You don’t select anything when you order, it is applied based on the property address.
Is there a limit on property size?
No limit. Roomio handles single-family homes, condos and multi-story properties of any square footage, and it works for commercial spaces too.
Do I need an internet connection to scan?
No. Scan offline and save directly to your device, then upload when you’re back on a stable connection. Ideal for basements, rural listings, or properties with patchy reception.
How accurate are Roomio floor plans?
Accuracy depends on your device. iPhone Pro models with LiDAR measure within half an inch, which is suitable for MLS listings, appraisals and renovation planning. Standard iPhone models produce reliable floor plans for marketing and listings with slightly lower precision.
How does Roomio compare to 3D scanner apps like Polycam?
Unlike general 3D scanning apps, Roomio is built specifically for real estate, with custom templates, branding and professional formatting that listing platforms accept.
What if the floor plan isn’t right?
You have two options. For text changes like a room label or an address, use the floor plan editor to fix it yourself and export in seconds. For anything else, such as a missing option or a specific client request, submit an amendment from the app or web portal and our design team will make the change. Amendments are complimentary.
